Before you call.
It depends on the size of your roof, the pitch, and how much decking underneath needs replacing once we open it up. That last part is why we don't put a number on it over the phone. You get an exact price in writing after we've looked at the roof, not before, with no pressure to sign.
A roofer comes out and gets on the roof. He walks it, lifts shingles where they need lifting, and checks the flashing, the valleys, the vents, and the soft spots that mean the wood underneath has gone bad. You can't find rotted decking from the driveway. He photographs what he finds, walks you through the pictures, and you decide from there.
Most residential tear-offs and replacements take one to three days, depending on the size of the roof and the weather. We give you a specific timeline when we quote the job, based on what we find once we're up there.
Sometimes, yes. If a repair will hold, we'll tell you that instead of pushing a replacement you don't need. What it costs depends on what's wrong, and we price it before we start. If the decking's rotted in multiple spots or the roof is past its life, we'll tell you that too, and explain why a patch won't hold.
We don't handle or negotiate insurance claims. We can tell you honestly what we find on your roof, including storm damage, and you can bring that to your insurance company yourself. Storm damage repair is something we do directly. A new roof can also improve your home's insurability and may help you qualify for better rates, worth asking your agent about.
A properly installed asphalt shingle roof typically runs 20 to 30 years, depending on the shingle line and how exposed your roof is to sun and wind. Whatever we install, the workmanship behind it is backed for 10 years by P2H. If our work fails in that window, we come back and fix it. The shingle manufacturer backs the material separately, with a lifetime limited material warranty when applicable, and we walk you through that when we quote your job.
